Commercial Mortgage Debt Outstanding 2026: $5.1 Trillion

Commercial mortgage debt outstanding rose by $42.9 billion in the second quarter of 2026 to a record $5.1 trillion, the Mortgage Bankers Association (MBA) reported on September 30, 2026.
Key points
- Lenders and investors added to their holdings across banks, agency and GSE sources, and CMBS in the quarter, so capital for refinancing is still being put out.
- The data is a snapshot of June 30, 2026. The 10-year Treasury yield has risen from 4.44% that day to 5.29% on September 30, 2026.
- If your loan matures soon, the useful read is which lender groups are growing, and how much higher the base rate is than when these numbers were taken.
What did the MBA report say?
MBA's quarterly Commercial/Multifamily Mortgage Debt Outstanding report measures how much commercial and multifamily mortgage debt is held, and by whom. In the second quarter of 2026:
- Total commercial mortgage debt outstanding grew 0.9% to $5.1 trillion.
- Multifamily mortgage debt alone grew $20.7 billion (0.9%) to $2.3 trillion.
- Holdings rose across the major capital sources. MBA's Reggie Booker said growth was "broad-based across the major capital sources," with banks and thrifts, agency and GSE portfolios and MBS, and CMBS, CDO and other ABS all increasing their holdings.
MBA builds the report from Federal Reserve, FDIC and Trepp data, so it reflects loans actually on the books, not survey opinions.
Who holds commercial mortgage debt outstanding in 2026?
This is the part an owner can use. It tells you which kinds of lenders hold the most loans and which ones grew their books last quarter.
| Lender group | Share of commercial/multifamily mortgages | Amount held | Q2 2026 change |
|---|---|---|---|
| Commercial banks | 38% | $1.9 trillion | Banks and thrifts up $13.3 billion (0.7%) |
| Agency and GSE portfolios and MBS | 23% | $1.2 trillion | Up $12.7 billion (1.1%) |
| Life insurance companies | 15% | $782 billion | Not given in the release |
| CMBS, CDO and other ABS | 13% | $651 billion | Up $13.9 billion (2.2%), the largest dollar gain |

For apartment owners the mix is different. Agency and GSE sources hold $1.2 trillion, or 50%, of all multifamily mortgage debt. Banks and thrifts hold $668 billion (29%) and life insurance companies hold $269 billion (12%). In the quarter, life insurance companies grew their multifamily holdings by $4.2 billion (1.6%), faster in percentage terms than banks and thrifts, which added $2.4 billion (0.4%).
What does this mean for an owner with a loan coming due?
Three practical reads.
Capital is still there, but it isn't spread evenly. CMBS and agency sources grew faster in percentage terms than banks last quarter. If your current lender is a bank and it is slow to talk about a renewal, that doesn't mean the market is closed. It may mean you should be getting quotes from more than one kind of lender.
The numbers are three months old, and rates have moved. The report describes June 30. Since then the 10-year Treasury yield has gone from 4.44% on June 30, 2026 to 5.29% on September 30, 2026. The 5-year yield went from 4.19% to 5.09% over the same dates. Many fixed-rate commercial loans are priced off one of these yields plus a spread, so the base under a new quote is higher now than when this data was collected.
Hypothetical example: on a $10 million interest-only loan, every 1 percentage point of rate adds about $100,000 a year in interest. Those are round illustrative figures, not market data. Run your own loan amount through that math before you assume your refinance pencils the way it would have in June.
Maturities are still heavy this year. MBA projected in February 2026 that $875 billion, or 17% of outstanding commercial mortgages, was scheduled to mature in 2026. Lenders growing their books are also choosing among a lot of borrowers who need the same thing you do.
What should you do about it?
- Pull your maturity date and current balance. Know exactly how many months you have.
- Re-run your numbers at today's yields, not June's. Use the latest Treasury print and ask what spread lenders are quoting now.
- Check your debt service coverage at the higher rate. If it drops, the new loan may be smaller than your payoff, and you need a plan for the gap.
- Price more than one lender group. Banks, agency sources, life companies and CMBS each grew differently last quarter, and each underwrites differently.
- Start early. Our six steps before your loan matures lays out the order of work.
Apartment owners have a slightly different set of options because of how much agency and GSE money sits in that sector. Our guide to refinancing an apartment building loan before it matures covers that in more detail.
